I wish I could give 10 stars to Ethan and his team. My previous real estate transactions in Chicago, Michigan, and Knoxville, TN gave me a good footing in buying and selling real estate; working with Ethan and Andy took the experience to a more analytic and strategic level that is needed in the current real estate market. I started my Nashville real estate journey from Chicago; both of my daughters are now living in the same community and I could work remotely. I discovered Ethan’s YouTube videos and became a regular viewer and consumer of his data-driven approach. I had specific geographic and property requirements and honing in on specific neighborhoods helped me scrutinize properties at a more granular level. I had purchased a subscription to another national database that provided housing and census data at the zip code level; however, I quickly cancelled it when Ethan shared neighborhood-level data that is now available in his data dashboard. Ethan and Andy facilitated virtual showings (new to me) and I felt the thorough views of each property (at both macro- neighborhood and micro- property-levels) enabled me to comfortably move forward with the property I ultimately purchased. I coupled virtual showings with google map “strolls” through each neighborhood to get a good sense of the environment. Once “the one” was identified, they deftly negotiated a price and other contractual items that were fair to both me and to the seller. Ethan forwarded mortgage broker information which I was able to use to negotiate and match a lower rate with my preferred lender, who also then waived all sorts of fees. Ethan and his team continued to provide amazing support as we moved towards closing, including things that are hyper-local and would be difficult to do while living out-of-state with my limited free time during ‘normal business hours’. Although I expect this to be a ‘forever home’, I would definitely work with Ethan and his team again, as a buyer or even as a seller. Using a data-driven negotiation approach can benefit all parties in a real estate transaction and enable everyone to focus on key elements of the negotiation process. I believe Ethan’s data-driven approach will be a game-changer in the future of real estate and strongly recommend Ethan and his team to anyone who is buying or selling a home.

Ethan and his team were the highlight of moving to TN!
